From <strong>a zoning perspective<\/strong>, the <strong>permit<\/strong> was <strong>processed<\/strong> <strong>through a declaration of compliance<\/strong>, and construction has already begun <strong>,<\/strong> with <strong>17%<\/strong> <strong>of the work completed<\/strong> as of the end of September <strong>.<\/strong> From a commercial standpoint, marketing will begin once the developer has reached a significant stage of completion.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The total amount of the loan is <strong>\u20ac2,600,000, to be disbursed in three phases<\/strong>, with an annual interest rate of <strong>11% and a standard term of 15 months plus a possible 6-month extension.<\/strong> In this second phase, we will finance <strong>Phase II of the loan in the amount of \u20ac900,000,<\/strong> which will be used for construction. The transaction will be <strong>secured by a first-lien mortgage<\/strong> <strong>on the property.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The developer has contributed <strong>\u20ac1,342,000<\/strong> in equity <strong><\/strong>toward the acquisition of the asset, representing 35.13% of the total funds required to carry out the project.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>exit<\/strong> strategy for <strong>wecity\u2019s<\/strong> investors is planned through the sale of the units.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">AInvest does not apply in this case. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Project<\/h2>\n\n\n\n<figure Collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>first-priority<\/sup> mortgage on the property located at Via Turati 7-19 (<strong>Pisa<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by <strong><strong><strong>RYZE<\/strong><\/strong><\/strong>, the Current Appraised Value is \u20ac2,345,000 and the Appraised Value Upon Completion (HET) is \u20ac5,262,200. The loan to be granted to the developer in this second phase is \u20ac900,000, which represents a Loan-to-Value (LTV) ratio of 34.21% based on the HET valuation (<strong> <\/strong> ) and an LTV ratio of 8.53% for the first drawdown.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral Agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement. <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
