It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors <\/a>.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Skin in the game<\/strong>: <em>\u201cIn accordance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020, on European crowdfunding providers, we hereby inform you that <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, executives, and employees of <strong>wecity<\/strong><\/a> may invest on this occasion. COOP. AND<\/strong>, is requesting funding to pay the VAT on the purchase of a plot of land in Mairena, Seville. A   <strong>A residential complex consisting of 28 single-family homes.<\/strong>  As for the cooperative\u2019s manager, he has secured financing for four previous projects on the platform: three of them (Madrid-Los Berrocales, Valencia-Llara Paterna, and Valladolid-El Peral) have already been fully repaid on time for a total of 4.28 Mn\u20ac, while the fourth (Madrid-Iris Los Berrocales, worth \u20ac5 million) is currently underway and is expected to be fully repaid within the projected timeframe.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The resulting lot has an area of 5,475<sup>m\u00b2<\/sup> and a buildable area of 5,940<sup>m<\/sup>\u00b2. From a land-use planning perspective, the building permit was applied for on September 18, 2026, and the detailed study has been approved. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From a commercial standpoint, 11 cooperative members have already joined, meaning that 11 of the 28 membership contracts for the cooperative have been awarded.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They are requesting a <strong>loan of \u20ac525,000, which will be secured by a pledge of the total VAT refund on the land price<\/strong>, to be repaid within 6 months (plus a possible 3-month extension) at <strong>an interest rate of 10.25%.<\/strong> <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The exit for <strong>Wecity<\/strong> investors is expected to occur upon the <strong>refund of the VAT<\/strong> by the Spanish Tax Agency ( <strong>AEAT).<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">AInvest does not apply in this case.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3172.304880426695!2d-6.078739451966778!3d37.33529017628061!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd1213490cbb57a7%3A0x353fc7baea31125c!2sCamino!5e0!3m2!1ses!2ses!4v1790606049112!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"strict-origin-when-cross-origin\"><\/iframe>\n\n\n\n<h2 class=\"wp-block-heading\">Security Interest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In this project, the security is the refund by the Spanish Tax Agency (AEAT) of the amounts paid as VAT, in this case, totaling <strong>\u20ac525,000.00.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral Agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The creation, maintenance, management, administration, and, where applicable, enforcement of the security interest on behalf of <strong>wecity<\/strong> investors will be handled by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one specified in the loan agreement. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of participatory financing services and in compliance with Delegated Regulation (EU) 2024\/358, which supplements Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> used to calculate project ratings. If the calculation is based on unaudited financial statements, this will be clearly stated in the method description.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the provisions requested.
