COOP. AND<\/strong>, a cooperative managed by  <strong>\u00danico Homes<\/strong>, is requesting financing for the purchase of Lot No. 10, designated R7-A, in Sector SR-3 \u201cCamino de Granadillas,\u201d Seville, where a residential complex of 28 single-family homes will be developed. As for the cooperative\u2019s manager, he has secured financing for four previous projects on the platform: three of them (Madrid-Los Berrocales, Valencia-Llara Paterna, and Valladolid-El Peral) have already been fully repaid on time for a total of \u20ac4.28 million, while the fourth (Madrid-Iris Los Berrocales, worth \u20ac5 million) is currently ongoing and is expected to be repaid within the projected timeframe.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The lot has a <strong>total area of 5,475 m<\/strong><strong><sup>2<\/sup><\/strong><strong><\/strong> and a buildable area of 5,940<sup>m\u00b2<\/sup>, where 28 semi-detached single-family homes with  3 and 4  bedrooms, terraces, a garage, and a storage room will be built.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From an urban planning perspective, <strong>the building permit has already been applied for<\/strong> (September 2026) and the Detailed Design Study has already been approved. From a commercial perspective, 11 of 28 reservation contracts to join the cooperative have already been formalized.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">They are requesting a loan of <strong>\u20ac1,645,000.00 secured by a first-lien mortgage<\/strong> on the property for the purchase of the land, with a term of <strong>12 months<\/strong> (+ 3 months of possible extension) at <strong>an interest rate of 11.00<\/strong>%. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To date, the cooperative members have contributed equity totaling <strong><\/strong>\u20ac608,073.00. The developer\u2019s total contribution represents 26.92 <strong><\/strong>% of the total funds required for the project\u2019s development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The exit strategy for wecity investors will be through contributions from the cooperative members and\/or through bank financing.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">AInvest does not apply in this case.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>first-priority<\/sup> mortgage on the property, located in <strong>Seville<\/strong> (Mairena del Aljarafe).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by <strong>Tinsa<\/strong>, the current appraised value is \u20ac3,112,416.08. The loan to be granted to the developer at this stage is \u20ac1,645,000.00. This represents a current loan-to-value (LTV) ratio of 52.85%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral Agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The creation, maintenance, management, administration, and, where applicable, enforcement of the security interest on behalf of <strong>wecity<\/strong> investors will be handled by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one specified in the loan agreement. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of participatory financing services and in compliance with Delegated Regulation (EU) 2024\/358, which supplements Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> used to calculate project ratings. If the calculation is based on unaudited financial statements, this will be clearly stated in the method description.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the provisions requested.
