From <strong>a<\/strong> <strong>land-use planning<\/strong> <strong>perspective<\/strong>, the <strong>building permit<\/strong> was obtained in April of this year. From a commercial perspective, the sale of the assets will begin once the developer has resumed construction.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project will be financed through a fixed-rate mortgage loan totaling <strong>\u20ac3,000,000 in three phases<\/strong>, with an annual interest rate of <strong>11% and a standard term of 18 months plus a possible 6-month extension.<\/strong> In this  phase, we will finance <strong>Phase I of the loan in the amount of \u20ac1,400,000 through a fixed-rate mortgage loan<\/strong> <strong>secured by a first-priority mortgage<\/strong><strong><sup>1<\/sup><\/strong><strong>on the property. The funds<\/strong> will be used to finance the initial phase of the  construction work.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The developer has contributed<\/strong> <strong>\u20ac1,790,000 in<\/strong> <strong>equity<\/strong> <strong><\/strong>toward the acquisition of the asset, the licenses, and the initial construction phase, which represents <strong>33.2% of the total funds required to carry out the project.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investors are expected to <strong>exit<\/strong> <strong>wecity<\/strong> through the sale of its assets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In this instance, AInvest is used.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>first-priority<\/sup> mortgage on the property, located in <strong>Busto Arsizio<\/strong> (Via Giordano Bruno 9-11)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by RYZE, the <strong>Current Appraised Value<\/strong> is \u20ac1,808,000 and the <strong>Appraised Value Based on the Assumption of a Completed Building<\/strong>(HET) is \u20ac6,790,000. The loan to be granted to the developer is 1,400,000, representing a Loan-to-Value (LTV) ratio of 44.<strong>18%<\/strong> based on the HET and a Loan-to-Value ratio of 10.51% for the first drawdown.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral Agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The creation, maintenance, management, administration, and, where applicable, enforcement of the security interest on behalf of <strong>wecity<\/strong> investors will be handled by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one specified in the loan agreement. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of participatory financing services and in compliance with Delegated Regulation (EU) 2024\/358, which supplements Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> used to calculate project ratings. If the calculation is based on unaudited financial statements, this will be clearly stated in the method description.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
