From <strong>a zoning perspective<\/strong>, the <strong>permit<\/strong> <strong>was obtained in 2025<\/strong> and is currently in effect. From a <strong>sales<\/strong> perspective, <strong>1 out of 11<\/strong> units in the project has been sold (9%).  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project will be financed through a <strong>fixed-rate mortgage loan at 11.25%<\/strong> in the amount of <strong>\u20ac2,100,000 (in two phases)<\/strong>, which will be <strong>secured by a mortgage on 1<\/strong><strong><sup>first <\/sup><\/strong><strong>priority on the assets and <\/strong>will have a <strong>standard term of 12 months plus <\/strong> a possible 6-month extension.<strong> In Phase I, the target financing amount will be \u20ac1,100,000<\/strong>, which will be used for the purchase and renovation work.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The<strong> developer has contributed <\/strong> <strong>\u20ac1,063,000<\/strong><strong> in equity <\/strong><strong> <\/strong>for Phase I of the project, representing 31.97% of the total funds required to carry out the project.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investors are expected to exit the project upon the <strong>sale of the homes<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a first-priority mortgage on the property, located at Via Teresa Bandettini 580, Lucca, Italy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by RYZE, the <strong>Current Appraised Value<\/strong> is <strong>\u20ac2,756,000.00<\/strong> and the <strong>Appraised Value Upon Completion<\/strong>(HET) is <strong>\u20ac4,774,000.00.<\/strong> The loan to be granted to the developer in this <strong>first phase<\/strong> <strong>is \u20ac1,100,000.00<\/strong>, representing a Loan-to-Value (LTV) ratio <strong>of<\/strong> <strong>43.98%<\/strong> based on the HET and an LTV ratio of<strong> 39.91%<\/strong> for the first drawdown<strong>.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of <strong>wecity<\/strong> &#8216;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
