The project has a valid building permit and is currently 48.46% complete. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The homes feature 3 bedrooms, 2 bathrooms, a garage, and a pool. In terms of sales, all 6 units have already been sold (100%). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project will be financed through a<strong> fixed-rate<\/strong> <strong>mortgage loan<\/strong> in the amount of<strong> \u20ac1,400,000, secured by a first-lien mortgage<sup> <\/sup><\/strong>and will have a <strong>term of 9 months<\/strong> (+3 months of possible extension).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The developer, together with the buyers, have contributed their own funds to date.<strong> <\/strong>for <strong>the<\/strong> amount <strong>of \u20ac<\/strong> <strong>789,425<\/strong> <strong>for<\/strong> part of the land acquisition, start of construction and expenses associated with the project.<\/p>\n\n\n\n<p collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Street Romero, 42-82 <strong>(Alicante<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by <strong>Valmesa<\/strong>, the current appraised value is <strong>\u20ac1,343,483.74, and<\/strong> the appraised value based on the assumption of a completed building (HET) is <strong>\u20ac2,584,518.44.<\/strong> The loan to be granted to the developer is <strong>\u20ac1,400,000.00,<\/strong> of which <strong>\u20ac1,244,594.70 will be<\/strong> used for the purchase and construction of the project, and the remaining amount will cover loan structuring costs and Wecity\u2019s commission. This represents a Loan-to-Value (LTV) ratio of <strong>54.17%<\/strong> based on the completed building (HET) and an initial drawdown LTV of <strong>67.35%.<\/strong>  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of <strong>wecity<\/strong> &#8216;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the provisions requested.
