The apartments will have 1 or 2 bedrooms. This type of asset is currently in high demand in the city. The developer has processed the building permit by means of a responsible declaration. The work will begin as soon as the assets are acquired.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The total amount of the loan is <strong>\u20ac1,450,000, to be disbursed in two phases, and will be secured by a first-lien mortgage<\/strong>.<strong> <\/strong>On this occasion, we will finance <strong>Phase II of the loan in the amount of \u20ac450,000,<\/strong> which will have a fixed annual interest rate of <strong>11% and a standard term of 8 months plus a possible 3-month extension, to <\/strong>be used for the acquisition.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The developer has contributed <strong>\u20ac671,000 as of <\/strong>the date of purchase of the assets.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>repayment of the loan<\/strong> to the <strong>wecity<\/strong> investors is expected to be made from the sales of the apartments.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">On this located in one of the most central and sought-after areas of <strong>Turin<\/strong>, very close to Porta Nuova and the historic center. The area combines elegant buildings, good connections and a wide range of services, restaurants and stores, making it a very attractive location for both living and investment. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Egizio Museum, Piazza Castello and the Mole Antonelliana are just a few minutes away. Its strategic location and consolidated urban environment make this area a choice with high residential and tourist demand. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Via Sacchi 16<strong>(Turin<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by <strong>RYZE<\/strong>, the current appraised value is \u20ac3,100,000.<strong> <\/strong>  and the \u201cCompleted Building\u201d (HET) appraisal at \u20ac3,477,000. The loan to be granted to the developer is \u20ac400,000, and the remaining amount\u2014that is, \u20ac50,000\u2014is for loan structuring and <strong>Wecity\u2019s<\/strong> commission; This results in a Loan-to-Value (LTV) ratio of 41.70% based on the HET and a current Loan-to-Value (LTV) ratio of 46.77%. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the provisions requested.
