In addition, part of the financing will be used to renovate the 23 attached single-family homes. Of the total 23 homes in the development, the developer has already purchased 16 prior to requesting funding from <strong>wecity<\/strong> investors.    <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project is located in Mijas <strong>(58 Libra de Riviera Street)<\/strong>. All units come with a garage and access to a communal pool.   <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The homes have an average floor area of approximately 80<sup>m2<\/sup>. From a land-use planning perspective, the project has been <strong>granted a building permit ( <\/strong>construction is currently 25% complete). From a sales perspective, the developer has just begun marketing the project, with 0% of units sold (0 out of 23 units sold). The estimated total sales volume is \u20ac8,205,000.   <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project will be financed through a<strong> mortgage loan in the amount of \u20ac3,200,000, which <\/strong>will include<strong> <\/strong>secured by <strong>a mortgage in 1<\/strong><strong><sup>first<\/sup><\/strong><strong> on the asset<\/strong>. This financing will be divided into 3 phases (\u20ac1,600,000, \u20ac800,000, and \u20ac800,000), with a <strong>fixed annual interest<\/strong> rate <strong>of 10%<\/strong> and a <strong>standard term of 9 months<\/strong> (+3 months of possible extension). In this <strong>Phase I<\/strong>, <strong>\u20ac1,600,000<\/strong> will be provided to finance the purchase of the 4 residential units which, once acquired, will form part of the mortgage collateral along with the other 16 units already acquired by the developer. In addition, the renovation work on the first 20 units will also be financed. In subsequent phases, financing will cover the purchase of the remaining homes (Phase II) and the continuation of the pending renovation work.       <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>developer has contributed<\/strong> <strong>\u20ac2,078,671<\/strong> <strong>of its own funds<\/strong> toward the acquisition and the start of the renovation, representing <strong>39.38%<\/strong> of the total funds needed to carry out the project<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>loan<\/strong> is expected <strong>to be repaid<\/strong> to <strong>wecity<\/strong> investors through the sale of the homes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure class=\"wp-block-gallery has-nested-images columns-2 collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>first-priority<\/sup> mortgage on the property, located at 58 Libra de Riviera Street (Madrid).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the appraisal report prepared by Euroval, the current appraised value of the 16 homes (ECO2) is \u20ac3,362,192.89, representing an LTV of 47.59%. Considering the current appraised value of the 20 residential units (ECO2), the value totals \u20ac4,194,341.18, with an LTV of 38.15%. Meanwhile, the valuation under the Completed Building Scenario (HET) for the 23 residential units (ECO2) stands at \u20ac8,082,501.55, representing an LTV of 39.59%. The first drawdown, in the amount of \u20ac776,776.42, corresponds to an LTV of 23.10% on 16 homes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of <strong>wecity<\/strong> &#8216;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
