From a zoning perspective, the <strong>building permit was <\/strong> <strong>granted<\/strong> in October 2025. <strong> <\/strong>and construction is <strong>24%<\/strong> complete <strong>(according to the ECO appraisal dated April 8, 2026)<\/strong>. From <strong>a sales perspective, the <\/strong>developer has 1 reservation for 9 units <strong>(11%).<\/strong> <\/p>\n\n<p>The total amount of the loan is <strong>\u20ac1,480,000.00, to<\/strong> be disburs <strong>ed in two phases<\/strong>, with an annual interest rate of <strong>11% and a standard term of 18 months plus a possible 6-month extension. <\/strong>On this occasion, <strong>Phase I of the loan<\/strong> will be financed <strong>in the amount of \u20ac740,000,<\/strong> which will be used to cover construction costs. It\u2019s the perfect location for those seeking peace and quiet without sacrificing excellent access to Barcelona. <\/p>\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n<p>The loan will be secured by a<sup>first-priority<\/sup> mortgage on the property, located at Carrer Mare de D\u00e9u de Loreto, 47, Pallej\u00e1 (<strong>Barcelona<\/strong>).<\/p>\n\n<p>According to the appraisal report prepared by <strong><strong><strong>Gloval Valuation<\/strong><\/strong><\/strong>, the current appraised value is \u20ac1,360,705.29, and the appraised value based on the completed building scenario (HET) is \u20ac3,589,254.11. The loan to be granted to the developer in this first phase is \u20ac740,000, which represents a Loan-to-Value (LTV) ratio of 41.23% based on the Completed Building Valuation (HET) and an LTV ratio of 18.55% for the first drawdown. <\/p>\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br\/> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n<p>The promoter must justify the use of the funds in each of the applications.
