COOP. MAD,   <\/strong>A cooperative managed by <strong>INGESCASA<\/strong> is requesting financing for the acquisition of lots 6.12.1 and 6.12.2 in Phase III of the Los Berrocales Land Readjustment Project in Madrid. On the plot resulting from the consolidation of both properties, a new <strong>residential complex<\/strong> will be developed, <strong>consisting of 26 homes with 1, 2, or 3 bedrooms, each featuring terraces, a garage, and a storage room.<\/strong> <\/p>\n\n\n\n<p>The resulting lot has a total area of 1,574 m\u00b2 and a buildable area of 2,359 m\u00b2. In terms of urban planning, the infrastructure works for Phase III of Berrocales are already 75% complete, and authorization has been received from the Madrid City Council to carry out the infrastructure and construction works simultaneously, meaning the cooperative could begin construction as soon as it obtains the permit, which was applied for on October 30, 2025. It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.  <\/p>\n\n\n\n<p>From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time homebuyers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located in Los Berrocales<strong>(Madrid<\/strong>).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Uve Valoraciones<\/strong>, the current appraised value is \u20ac2,939,090.54. The loan amount is \u20ac2,150,000.00, which represents a Loan-to-Value (LTV) ratio of 73.15%.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
