It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors <\/a>.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, it is hereby informed that in this opportunity <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest. COOP. MAD <\/strong>, is requesting funding to pay the VAT on the purchase of lot 6.12.2 in Phase III of the Los Berrocales Land Readjustment Project in Madrid. This lot will be combined with the adjacent lot 6.12.1 for the development of a <strong>residential complex consisting of 26 homes with 1, 2, or 3 bedrooms, each featuring terraces, a garage, and a storage room.<\/strong> <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The resulting lot has a total area of 1,574<sup>m\u00b2<\/sup> and a buildable area of 2,359<sup>m<\/sup>\u00b2. In terms of urban planning, the infrastructure works for Phase 3 of Berrocales are already 75% complete, and the Madrid City Council has granted authorization to carry out the infrastructure and construction works simultaneously, meaning the cooperative could begin construction as soon as it obtains the permit, which was applied for on October 30, 2025. It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time homebuyers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage pignoraticia<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In this project, the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid as VAT, in this case, totaling <strong>259,544.10 \u20ac.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
