It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>. <\/p>\n\n\n\n<p>Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors <\/a>.  <\/p>\n\n\n\n<p><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, it is hereby informed that in this opportunity <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest. At the urban planning level, the building permit will not be requested until the urbanization works are more advanced. At the commercial level, the developer will begin selling the homes once the land has been acquired.    <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac868,000.00, which will be secured by a<sup>1st degree<\/sup>mortgage<sup> <\/sup>on the assets<\/strong> and will have a duration of 9 months (+3 months of possible extension).<\/p>\n\n\n\n<p>The developer will contribute <strong>equity in<\/strong> the amount of <strong>\u20ac566,648.14<\/strong> at the time of signing, which will be used for the acquisition of the asset.<\/p>\n\n\n\n<p>The <strong>exit<\/strong> of <strong>wecity<\/strong> <strong>investors<\/strong> is planned with the entry of bank financing and\/or equity contribution from the developer.<\/p>\n\n\n\n<p>Additionally, the developer is studying the possibility of a registry grouping of this property with the adjoining plot (also financed through the <strong>wecity<\/strong> platform), in order to develop a more efficient joint project.<\/p>\n\n\n\n<p>The <strong>exit<\/strong> of <strong>wecity<\/strong> <strong>investors<\/strong> is planned with the entry of bank financing and\/or equity contribution from the developer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p>AInvest is not applicable at this time.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d2982.484500477084!2d-0.9560799999999998!3d41.6236578!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd596a445ea05fa7%3A0xa0e4f9e05f73c341!2sAv.%20de%20los%20Ca%C3%B1ones%20de%20Zaragoza%2C%20Casablanca%2C%2050022%20Zaragoza!5e0!3m2!1ses!2ses!4v1780435306822!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>Plot located in <strong>Zaragoza<\/strong>, with good connection to the city center and access to the main services. In its surroundings there are shopping areas, educational centers, sports facilities and leisure areas, as well as a good transport and communications network. <\/p>\n\n\n\n<p>The main points of interest include the center of Zaragoza, the Zaragoza-Delicias intermodal station, the Expo Zaragoza site and the main commercial and business areas of the city.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on the asset, located in <strong>Zaragoza<\/strong>.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong><strong>Thirsa<\/strong><\/strong> the current appraisal amounts to 1.241.156,00 \u20ac. The loan to be made to the developer is 868,000 \u20ac, this means a Loan to Value (LTV) of 69.93%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
