The apartments will have 1 or 2 bedrooms. This type of asset is currently in high demand in the city. The developer has processed the building permit by means of a responsible declaration. The area combines elegant buildings, good connections and a wide range of services, restaurants and stores, making it a very attractive location for both living and investment. <\/p>\n\n\n\n<p>The Egizio Museum, Piazza Castello and the Mole Antonelliana are just a few minutes away. Its strategic location and consolidated urban environment make this area a choice with high residential and tourist demand. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Via Sacchi 16<strong>(Turin<\/strong>).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>RYZE<\/strong> the current appraisal amounts to 2.820.000 \u20ac. and the Assumed Completed Building Valuation (HET) at \u20ac3,477,000. The loan to be made to the developer is \u20ac1,000,000, which means a Loan to Value (LTV) HET of 41.70% and a current Loan to Value (LTV) of 35.46%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
