The developer has the <strong>building permit granted <\/strong>and can start construction as soon as the funds are obtained. A few minutes away you will find all kinds of essential services, stores, schools and green areas, as well as good connections to the center of Madrid and nearby towns. <\/p>\n\n\n\n<p>The area stands out for its proximity to some of the most emblematic points of Aranjuez, such as the Royal Palace of Aranjuez, the Prince&#8217;s Gardens and the banks of the Tagus River, ideal for strolling and enjoying the surroundings.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at C\/ de las Eras 14, Aranjuez, <strong>Madrid<\/strong>.<\/p>\n\n\n\n<p>According to the valuation report made by <strong><strong><strong><strong><strong><strong>Gloval Valuation<\/strong><\/strong><\/strong><\/strong><\/strong><\/strong>1,509,594.74 and the Hypothetical Appraisal of Completed Building (HET) amounts to \u20ac6,556,248.36. The loan to be made to the developer is 1.000.000 \u20ac, this means a Loan to Value (LTV) HET of 30,50% and a LTV of 1st disposal of 23,55%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
