The developer has processed the <strong>building permit<\/strong> by means of a responsible declaration. The work is <strong>54.71%<\/strong> complete. The developer will start marketing the property once the work is more advanced.    <\/p>\n\n\n\n<p>The total amount of the loan amounts to <strong>1.350.000 \u20ac in 2 phases that will have a first degree mortgage guarantee<\/strong>.<strong> <\/strong>In this opportunity, we are going to finance <strong>Phase I of the loan in the amount of 850.000 \u20ac<\/strong>, which will have an annual interest rate of <strong>11% and an ordinary term of 12 months + 6 of possible extension <\/strong>that will be destined to the acquisition.<\/p>\n\n\n\n<p><strong>757,503.00 <\/strong>, of which <strong>468,057.80<\/strong> for part of the acquisition and <strong>288,986.20<\/strong> for the start of construction.  <\/p>\n\n\n\n<p>The <strong>repayment of the loan<\/strong> to <strong>wecity<\/strong> &#8216;s investors is expected to be made upon the sale of the property.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at Algarrobos los, 487, <strong>M\u00e1laga<\/strong>.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>uve valoraciones,<\/strong> the Actual Appraisal (ECO) amounts to \u20ac1,614,024.30 and the Hypothetical Appraisal of Completed Building (HET) amounts to \u20ac2,847,541. The loan to be made to the developer is 850,000 \u20ac, this means a Loan to Value (LTV) of 52.66% and a Loan to Value (LTV) HET of 47.40%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
