The plot has a buildable area of 8 dwellings; at the urban development level, the plot <strong>is in the process of urbanization<\/strong> (currently at <strong>21.30% according to the appraisal).<\/strong> The building permit will not be requested until the urbanization works are more advanced. At the commercial level, the developer has not started marketing.   <\/p>\n\n\n\n<p>The project will be financed through a <strong>mortgage loan in the amount of \u20ac475,000 <\/strong>, which will be secured by a <strong><sup>first-degree<\/sup>mortgage<\/strong> and will have a term of <strong>15 months<\/strong> (+6 months of possible extension).  <\/p>\n\n\n\n<p><strong>The developer will provide equity<\/strong> of<strong> <span style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, &quot;Segoe UI&quot;, Roboto, Oxygen-Sans, Ubuntu, Cantarell, &quot;Helvetica Neue&quot;, sans-serif;\">199.341,82 \u20ac<\/span><\/strong> at the time of signing, which will be used for the acquisition of the asset, of which it has already disbursed <strong>123,300 \u20ac<\/strong>. The <strong>exit<\/strong> of <strong>wecity<\/strong> &#8216;s investors is planned with the entry of bank financing.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AInvest<\/h2>\n\n\n\n<p>In this case, AInvest is used.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m14!1m8!1m3!1d6076.509047168552!2d-3.988866132560245!3d40.40321196207403!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd4190aa79754dd7%3A0xa41ded6cd14ccd9e!2sFuente%20de%20Ca%C3%B1o%20Nuevo!5e0!3m2!1ses!2ses!4v1777965229555!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>The <strong>Ensanche Sur of Brunete<\/strong> is in the development phase, with more accessible prices than other areas in the west of Madrid and oriented to both first homes and investments.<\/p>\n\n\n\n<p>In terms of surroundings, it will have green areas, facilities and proximity services, creating a neighborhood planned from scratch. Villanueva de la Ca\u00f1ada, Boadilla del Monte and Villaviciosa de Od\u00f3n, as well as the Alfonso X el Sabio University, which acts as a source of rental demand in the area, stand out in the vicinity. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on the asset, located in <strong>Ensanche Sur de Brunete <\/strong>(Madrid).<\/p>\n\n\n\n<p>According to the appraisal report carried out by <strong><strong>Grupo AT Valor<\/strong>,<\/strong> the current appraisal amounts to \u20ac1,100,499.17. The loan to be made to the developer is 475,000 \u20ac, this means a Loan to Value (LTV) of 43.16%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
