The <strong>building permit has been granted,<\/strong> and the project is at <strong>8.79% completion<\/strong> (April 2026). At the commercial level, the developer has just published the housing units (0 of 7) 0%.  <\/p>\n\n\n\n<p>The total amount of the loan is <strong>900,000 \u20ac in two phases<\/strong>, with an annual interest rate of <strong>10% and an ordinary term of 12 months + 6 months of possible extension. <\/strong>On this occasion, <strong>Phase I of the loan<\/strong> will be financed in the <strong>amount of \u20ac500,000<\/strong>, which will be used for the construction of the asset. The operation will be secured by a <strong>first mortgage guarantee on the asset.<\/strong> <\/p>\n\n\n\n<p><strong>493,346.90<\/strong> at the time of signing, which represents 35.40% of the total funds required for the development of the project.  <\/p>\n\n\n\n<p><strong>The repayment of the loan to the wecity investors <\/strong>is expected to be made through the sale of the homes.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 the south of Madrid, Calle Matachel 20 is in a residential area with affordable prices and good connections to the center, which makes it an attractive place to live or invest.<\/p>\n\n\n\n<p>Nearby points of interest include Madrid R\u00edo, ideal for outdoor leisure, and Parquesur, a commercial reference in the area, in addition to the proximity to Getafe and Legan\u00e9s, which provide services and economic activity.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Matachel, 20 (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>CoHispania<\/strong>, the Current Appraisal amounts to \u20ac607,604.94 and the Hypothetical Completed Building Appraisal (HET) amounts to \u20ac2,073,204.10. The loan to be made to the developer in this phase is 500,000 \u20ac, this means a Loan to Value (LTV) HET of 43.41% and a LTV of 1st disposal of 23.04%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
