Coop. Mad, <\/strong>  managed by <strong>Impulsa Proyectos Inmobiliarios,<\/strong> is requesting financing through <strong>wecity<\/strong> for the acquisition of plot BA-VP-6 of Sector SR5, in Brunete (Madrid).<\/p>\n\n\n\n<p>The site has an area of 4,961<sup>m2<\/sup> and a buildable area of 8,095<sup>m2<\/sup>, where a development of <strong>89 VPPB homes<\/strong> will be developed, with 89 garages, 89 storage rooms and common areas on the plot. At the urban planning level, the Urbanization Project has already been definitively approved and the urbanization works have already started and are 21% complete. The building permit will not be requested until the urbanization works are more advanced. At the commercial level, the developer will begin selling the homes once the land has been acquired.   <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac1,960,000, which will be secured by a<sup>1st<\/sup> degree <sup>mortgage1<\/sup>on the assets<\/strong> and will have a term of 9 months (+3 months of possible extension).<\/p>\n\n\n\n<p>The cooperative will contribute <strong>equity<\/strong> in the amount of <strong>\u20ac801,955.10<\/strong> at the time of signing, which will be used for the acquisition of the asset.<\/p>\n\n\n\n<p>The <strong>exit<\/strong> of <strong>wecity<\/strong> &#8216;s <strong>investors<\/strong> is planned with the entry of bank financing and\/or contributions from the cooperative members.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 Madrid)<\/strong> is a quiet residential area, with large plots and a natural environment that offers quality of life and privacy, just a few minutes from the city center.<\/p>\n\n\n\n<p>It has good connections to the M-600, M-501 and M-503, and is close to points of interest such as the <strong>Guadarrama Regional Park<\/strong>, the <strong>Plaza Mayor of Brunete<\/strong>, the <strong>Equestrian Center<\/strong> and the <strong>Municipal Sports Center<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on the asset, located in Brunete (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>uve valoraciones,<\/strong> the current appraisal amounts to \u20ac3,626,481.82. The loan to be made to the developer is 1.960.000 \u20ac, this means a Loan to Value (LTV) of 54,04 %. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
