It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered in the registry under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>.<\/p>\n\n\n\n<p>Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors <\/a>.  <\/p>\n\n\n\n<p><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, it is hereby informed that in this opportunity <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest. Coop. Mad. <\/strong>. The cooperative is requesting financing for the acquisition of land on which it will develop a building with <strong>27 free housing units, commercial premises, garages, storage rooms and common areas <\/strong>in Los Berrocales, Madrid (calle Provisional 110, Parcela 6.18.2 Etapa 3, No. 110).<\/p>\n\n\n\n<p>The land has a total area of 1,459.82<sup>m2<\/sup> and a buildable area of 2,446.76<sup>m2.<\/sup> At the urban planning level, the urbanization works of stage 3 of Berrocales have already reached a 60% completion level and have received authorization from the Madrid City Council to simultaneously carry out the urbanization and building works, so the cooperative could start construction as soon as it obtains the license, which has already been requested since July 2025. All pending urbanization expenses will be assumed by the seller and will be covered by the corresponding guarantee or insurance. At the commercial level, 25 cooperative members have already joined, so 25 of 27 homes and the commercial premises have been awarded.   <\/p>\n\n\n\n<p><strong>2,490,000 with a first mortgage guarantee<\/strong> on the assets for the acquisition of the land, for a term of 9 months (+ 3 months of possible extension) at <strong>10.75% interest<\/strong>. It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.  <\/p>\n\n\n\n<p>From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time homebuyers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on the asset, located in Los Berrocales (Madrid).<\/p>\n\n\n\n<p>According to the valuation report carried out by <strong><strong><strong><strong><strong>tecnitasa<\/strong><\/strong><\/strong><\/strong><\/strong>the current appraisal amounts to 3.414.798,08 \u20ac. The loan to be made to the developer is 2.490.000 \u20ac, this means a Loan to Value (LTV) of 72,96%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of <strong>wecity<\/strong>&#8216;s investors shall be carried out by an entity external to <strong>wecity<\/strong>.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p><strong>wecity<\/strong>, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
