The <strong>building permit<\/strong> is <strong>pending approval<\/strong>.   <\/p>\n\n\n\n<p>At the commercial level, 0% (0 of 15) has not been commercialized.<\/p>\n\n\n\n<p>The developer requests from <strong>wecity<\/strong> a <strong>fixed-rate loan of \u20ac1,650,000 <\/strong>, which will be used to cover part of the purchase of the land, which has an acquisition cost of \u20ac2,000,000. <strong>The loan will be secured by a<sup>first<\/sup>mortgage on the asset<\/strong> and will have a <strong>term of 9 months <\/strong>(+3 months of possible extension). It is a quiet area, with residential buildings, away from the tourist bustle of the center but well connected. It is dominated by apartment blocks and some traditional houses, with a local, everyday atmosphere. It is relatively close to important axes of the city, which facilitates access to other areas.   <\/p>\n\n\n\n<p>In the surrounding area there are several relevant points of interest. A few minutes away is the Parque Florestal de Monsanto, a large green area ideal for walking or sports. There is also the Aqueduto das \u00c1guas Livres, an outstanding historical construction. Not far away is the Amoreiras Shopping Center and the Miradouro do Parque Eduardo VII viewpoint, with good views of the city.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Rua Cal\u00e7ada dos Mestres, 112<strong>(Lisbon<\/strong>).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>pvwtinsa<\/strong>, the Current Appraisal amounts to \u20ac3,828,000 and the Assumed Completed Building Appraisal (HET) amounts to \u20ac10,469,000. The loan to be made to the developer in this phase is 1.650.000 \u20ac, this means a Loan to Value (LTV) of 43,10 % and a Loan to Value (LTV) HET of 15,76% and a Loan to Value (LTV) on first disposition of 43,10%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
