This is a luxury property in Calle de los Hermanos Gasc\u00f3n 1, Madrid. <\/p>\n\n\n\n<p>The floor area is 390m<sup>2<\/sup>, and the buildable area is 436m<sup>2.<\/sup> The house will have 3 bedrooms and 3 bathrooms, gym, swimming pool and two porches. The developer has the <strong>building permit granted<\/strong>, and the <strong>works <\/strong>are currently <strong>58% complete.<\/strong> The developer has not yet started marketing.<\/p>\n\n\n\n<p>The total amount of the loan is 1,025,000 \u20ac in 2 phases <strong>, which will have a first degree mortgage guarantee<\/strong>, with an annual interest rate of <strong>11% and a term of <\/strong>approximately <strong>8 months + 6 months of possible extension. <\/strong>On this occasion, <strong>Phase II of the loan<\/strong> will be financed in the <strong>amount of \u20ac500,000<\/strong>, which will be used for construction.  <\/p>\n\n\n\n<p>The developer has contributed its own funds amounting to <strong>\u20ac743,687.67<\/strong> to date, which have been used for the acquisition of the land and the progress of the construction work.<\/p>\n\n\n\n<p>The <strong>repayment of the loan<\/strong> to <strong>wecity<\/strong> &#8216;s investors is expected to be made upon the sale of the property.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at It also stands out for its proximity to the <strong>Sanchinarro neighborhood<\/strong> and areas with educational and sports facilities, which provides a comfortable environment oriented to both families and professionals looking for quality of life. <\/p>\n\n\n\n<p>In terms of services and mobility, the area has fast connections through several bus lines and direct access to major arteries such as the <strong>M-11<\/strong> and <strong>M-40<\/strong>, facilitating travel to the center of Madrid, the airport and other neighborhoods of the city. At the commercial level, it has supermarkets, pharmacies, cafes and stores of proximity, as well as proximity to shopping centers such as <strong>Palacio de Hielo<\/strong> or El <strong>Corte Ingl\u00e9s de Sanchinarro<\/strong>, creating a practical, quiet and very well connected environment. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage for the construction of a luxury home at Calle de los Hermanos Gasc\u00f3n 1, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong><strong><strong>aesval valuation logic<\/strong><\/strong><\/strong>the Current Appraisal amounts to 1.602.790,45 \u20ac and the Appraisal in Hypothesis of Completed Building (HET) to 2.575.425,01 \u20ac. The loan to be made to the developer in this second phase is 500,000 \u20ac, this means a Loan to Value (LTV) on current appraisal of 63.95% <strong>,<\/strong> a Loan to Value (LTV) HET of 39.80% and a Loan to Value (LTV) on first disposal of 48.21%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
