The building also has two underground parking floors. In terms of urban planning, the project requires the processing of a segregation license, which is already being processed through a Responsible Declaration. Commercially, the developer has not yet begun marketing the units. <strong>At the commercial level, the developer has 14 of 105 homes reserved (13.33%).<\/strong> The sale prices of the units are estimated to be between \u20ac180,000 and \u20ac200,000.<\/p>\n\n\n\n<p>The project will be financed through a fixed-rate <strong>mortgage loan of \u20ac4,000,000, which will be secured by a first mortgage<\/strong> and will have a term of 12 months (+6 months of possible extension).<\/p>\n\n\n\n<p>The developer will contribute <strong>\u20ac1,823,754.50<\/strong> of its own funds for the purchase of the asset and will subsequently contribute the necessary funds for the renovation.<\/p>\n\n\n\n<p><strong>The loan will be repaid to wecity investors through the sale of the lofts.<\/strong><\/p>\n\n\n\n<p>Interest payments and repayment of the capital invested will be made<strong> upon maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d12124.95314804451!2d-3.6376172862454856!3d40.55841484699663!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd422cdde55f0f41%3A0xe617039fd6f60be1!2sAv.%20de%20Tenerife%2C%202%2C%2028702%20San%20Sebasti%C3%A1n%20de%20los%20Reyes%2C%20Madrid!5e0!3m2!1ses!2ses!4v1773139124603!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>The area around <strong>Avenida de Tenerife, 2<\/strong>, in <strong>San Sebasti\u00e1n de los Reyes (north of Madrid)<\/strong> is located in a well-established business and commercial area, with excellent connections via the <strong>A-1<\/strong> and <strong>M-50<\/strong> motorways. Just a few minutes away are large shopping centers such as <strong>Plaza Norte 2 Shopping Center<\/strong> and <strong>Megapark Shopping Park<\/strong>, which offer a wide range of services, restaurants, and leisure activities.<\/p>\n\n\n\n<p>From a real estate perspective, it is a strategic location within the northern axis of Madrid, close to business areas, facilities such as the Infanta Sof\u00eda University Hospital, and green areas such as the Parque de la Marina, which reinforces its appeal for business and services.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a first mortgage on the asset, located at Avenida de Tenerife, 2 (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by Tasaciones Hipotecarias S.A.U., the current appraisal value is \u20ac7,429,944.35. The loan to be made to the developer is \u20ac4,000,000, representing a loan-to-value (LTV) ratio of 53.84%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
