The developer intends to purchase, renovate, and sell the property. In terms of urban planning, the developer will apply for a building permit by means of a responsible declaration. In terms of marketing, the developer has not yet begun to market the property. It stands out for its quiet surroundings, well-maintained properties, and high demand for both purchase and rent, making it an attractive investment option.<\/p>\n\n\n\n<p>Just a few minutes away are the Retiro Park and the Gregorio Mara\u00f1\u00f3n University General Hospital, as well as shops, schools, and excellent connections to the M-30 and public transportation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a first mortgage on the asset located at Doctor Castelo, 35 (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Gesvalt<\/strong>, the current appraisal value is \u20ac1,714,901.61. The loan to be made to the developer is \u20ac700,000, which represents a Loan to Value (LTV) ratio of 40.82% based on the current appraisal value.<br><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
