At the commercial level, the developer has no sales as it has not started marketing. <\/p>\n\n\n\n<p>The project will be financed through a <strong>mortgage loan<\/strong> in the amount of <strong>\u20ac550,000 at a fixed rate, which will be secured by a 1st degree mortgage guarantee<\/strong> and will have a <strong>term of 12 months<\/strong> (+6 months of possible extension).<\/p>\n\n\n\n<p>To date, the developer has contributed its own funds<strong> <\/strong>in the amount of <strong>\u20ac315,000<\/strong> for the acquisition of the commercial premises.<\/p>\n\n\n\n<p><strong>The exit of wecity&#8217;s investors is planned with the sale of the 15 residential units.<\/strong><\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d12581.6408695601!2d-1.1272372376312245!3d37.96755494781283!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd6378a11915d723%3A0x80349a463fe292f!2sCarril%20Huerto%20Alix%2C%2036%2C%2030012%20San%20Benito%20-%20Progreso%2C%20Murcia!5e0!3m2!1ses!2ses!4v1772014265069!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>Carril Huerto Alix, 36 is located in a quiet residential area, with single-family homes and consolidated environment. It is a suitable location for both permanent residence and investment, with good road connections and easy access to the center of <strong>Murcia<\/strong>. <\/p>\n\n\n\n<p>Nearby are the Hospital Cl\u00ednico Universitario Virgen de la Arrixaca, the Montevida Shopping Center and all kinds of services, which brings convenience and added value to the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle de la Forsitia, 1 (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong><strong><strong><strong>Tasaciones Hipotecarias S.A.U.<\/strong><\/strong><\/strong><\/strong><\/strong>the Actual Appraisal amounts to 498.953,32 \u20ac and the Appraisal in Hypothetical Completed Building (HET) to 1.444.652,55 \u20ac. The loan to be made to the developer is 550,000 \u20ac, this means a Loan to Value (LTV) HET of 38.07% and a LTV of 1st disposal of 44.47%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
