This is the first of two financing phases, which may amount to a total of up to \u20ac2,500,000.   <\/p>\n\n\n\n<p>To date, the <strong>developer<\/strong> <strong>has contributed its own funds<\/strong> for part of the acquisition and construction work, amounting to a total of <strong>\u20ac1,343,876<\/strong>.<\/p>\n\n\n\n<p>Of the financing in this first phase, \u20ac704,000 will be earmarked for the cancellation of the previous financing, in order to be able to guarantee the first degree mortgage, and the rest for works and structuring costs of the financing.<\/p>\n\n\n\n<p>The <strong>exit of<\/strong> wecity&#8217;s investors is planned with the sale of the homes once the work is 100% completed, the corresponding permits are obtained and the homes are handed over to the buyers.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 12% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3049.6802501303027!2d-8.85873778918744!3d40.14940567136495!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd2237eb6d82bb1d%3A0x3bb4da3585d487b1!2sPra%C3%A7a%208%20de%20Maio%2C%203080-054%20Figueira%20da%20Foz%2C%20Portugal!5e0!3m2!1ses!2ses!4v1771240308640!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>Pra\u00e7a 8 de Maio is located in the heart of Figueira da Foz, in a consolidated area with high residential and commercial demand. Its surroundings, close to the Figueira Casino, Pal\u00e1cio Sotto Maior and Praia da Claridade, position it as a strategic enclave within the local real estate market. <\/p>\n\n\n\n<p>It has all the essential services and excellent connection with the seafront and the Jardim Municipal da Figueira da Foz, one of the main green spaces of the city, reinforcing its attractiveness both for permanent residence and investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Pra\u00e7a 8 de Maio, Figueira da Foz.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>gesvalt<\/strong>, the current appraisal amounts to <strong><strong>2.693.500 \u20ac<\/strong><\/strong> 2,693,500 and the Assumptions of Completed Building (HET) Appraisal amounts to <strong><strong>5.224.000 \u20ac<\/strong><\/strong>. The loan to be made to the developer is \u20ac 1,500,000. This implies a Loan to Value (LTV) HET of <strong>47.86%<\/strong> and a Loan to Value (LTV) on first drawdown of <strong>26.14%<\/strong>.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
