In the first phase, the funds were used for the acquisition of the asset, and in this second phase, the funds will be used entirely for the construction work. <\/p>\n\n\n\n<p>The building has a total area of 962 m<sup>2<\/sup>, where the developer will develop 10 tourist apartments and a commercial space through a complete rehabilitation of the building. At the urban planning level, the developer has a Building Permit and a Change of Use Permit. The developer&#8217;s objective is to keep the asset as a rental property.<\/p>\n\n\n\n<p>The total amount of the loan is \u20ac2,250,000 in two phases. In this opportunity we are going to finance <strong>Phase II of the loan in the amount of \u20ac550,000<\/strong>, whose funds will be used for the execution of the work. The operation will have a <strong>1st degree mortgage guarantee<sup> <\/sup><\/strong>and will have a duration of approximately 11 months (+6 of possible extension).    <\/p>\n\n\n\n<p>The developer has contributed <strong>equity<\/strong> in the amount of <strong>\u20ac1,102,500,<\/strong><strong> <\/strong>which was used for the acquisition of the building. The exit of <strong>wecity<\/strong> &#8216;s investors is planned through the contribution of the developer&#8217;s own funds or bank financing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3169.9484512253157!2d-5.9988259247655185!3d37.391051334172396!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd126c0fd58c0001%3A0xdc86cee64cdd9c1!2sC.%20Rioja%2C%2022%2C%20Casco%20Antiguo%2C%2041001%20Sevilla!5e0!3m2!1ses!2ses!4v1767608792341!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>Calle Rioja 22 is located in a central and very consolidated area of <strong>Seville<\/strong>, with high residential and commercial demand. Its location, close to the Museum of Fine Arts, Plaza del Museo, La Campana and Plaza de la Magdalena, offers an attractive urban environment and well valued within the real estate market. <\/p>\n\n\n\n<p>The area has all the essential services &#8211; stores, restaurants, public transport and facilities &#8211; and an excellent connection with the rest of the city, including the Guadalquivir River and the Plaza de Armas station. A strategic location for both permanent residence and real estate investment. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Rioja 22, Seville.<\/p>\n\n\n\n<p>According to the valuation report carried out by <strong><strong>tinsa<\/strong><\/strong>the Current Appraisal amounts to <strong>2,314,965.41 \u20ac<\/strong> and the Appraisal in Hypothetical Completed Building (HET) to <strong>2,982,468.29 \u20ac<\/strong>. The loan to be made to the developer in this second phase is 550,000.00 \u20ac, which added to the first phase, makes a total loan of 2,250,000.00 \u20ac. This means a Loan to Value (LTV) on current appraisal of 69.20%, a Loan to Value (LTV) HET of 53.21% and a Loan to Value (LTV) on first drawdown of 78.50%.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
