This transfer will not be effective before the property is acquired since the developer is not yet the owner of the property, and therefore, the appraisal is conditioned to this fact.<\/p>\n\n\n\n<p>The developer has already applied for the license via ECU. At the commercial level, the development has 23\/33 sales (69.7%), with reservation contracts formalized. <\/p>\n\n\n\n<p>The total amount of the loan is <strong>\u20ac2,525,000<\/strong>, it will have a first mortgage guarantee on the asset and will have a term of 9 months (+3 possible extension).<\/p>\n\n\n\n<p>The loan will be used entirely for the purchase of the plot. Urbanizations and housing blocks predominate, with nearby services and a good sense of &#8220;local life&#8221;, something that tends to appeal to both families and those looking for a stable investment in Madrid. <\/p>\n\n\n\n<p>Nearby you can find the <strong>Parque de la Peseta<\/strong>, ideal for walks and sports, and a good transport connection in the surroundings of <strong>La Peseta<\/strong>. For shopping and leisure, <strong>Islazul<\/strong> stands out, and nearby are areas of interest such as <strong>Carabanchel Alto<\/strong> and <strong>Finca Vista Alegre<\/strong>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle de la Forsitia, 1 (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong><strong><strong>Sociedad de Tasaci\u00f3n<\/strong><\/strong><\/strong> the current appraisal value is \u20ac3,644,941. The loan to be made to the developer is \u20ac2,525,000.00, which represents a Loan to Value (LTV) ratio of 69.27% based on the current appraisal value.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
