These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> Acquisition.<\/li>\n\n\n\n<li><strong>Collateral:<\/strong><sup>1st <\/sup>degree mortgage.<\/li>\n\n\n\n<li><strong>Term:<\/strong> 12 months (+6 months possible extension)<\/li>\n\n\n\n<li><strong>Required compliance: <\/strong>6 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 11% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 11%.<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Current ECO appraisal: <\/strong>1.746.668,67 \u20ac <strong>| Current LTV: <\/strong>48,66%<\/li>\n\n\n\n<li><strong>Rating:<\/strong> <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">A<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Developer&#8217;s contribution:<\/strong> 360.936,15 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>wecity loan:<\/strong> 850,000.00 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 250 \u20ac<\/li>\n\n\n\n<li><strong>Maximum investment:<\/strong> 250 \u20ac during the first half hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The developer <strong>HIMAR LIVING SL, a <\/strong>company managed by HL Management,<strong> <\/strong>is requesting financing through <strong>wecity<\/strong> for the acquisition of a plot of land located at Calle Fuente de la Man\u00eda, 8, in the city of M\u00e1laga.<\/p>\n\n\n\n<p>The land has an area of 753m<sup>2 <\/sup>and a buildable area of 2.249 m<sup>2<\/sup>, where a development of a building of 19 homes with 19 parking spaces will be developed.<\/p>\n\n\n\n<p>At the urban planning level, the developer has not yet applied for the building permit, and marketing will begin once the acquisition of the asset has been formalized.<\/p>\n\n\n\n<p>The total amount of the loan is \u20ac850,000, secured by a <strong>first mortgage<\/strong>on the asset, and the account to which the Spanish Tax Agency (AEAT) will refund the VAT on the purchase will also be <strong>pledged.<\/strong> The loan will be used entirely for the purchase of the plot of land.<\/p>\n\n\n\n<p>The developer will contribute own funds in the amount of \u20ac360,936.15 at the time of signing<strong>,<\/strong> which will be used for the purchase.<\/p>\n\n\n\n<p>The exit of <strong>wecity<\/strong> investors is planned with the entry of bank financing.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d6395.563380259114!2d-4.410809024013288!3d36.72780397177698!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd72f7c4abfe7b67%3A0x1889954db231789d!2sC.%20Fuente%20de%20la%20Man%C3%ADa%2C%208%2C%20Distrito%20Centro%2C%2029012%20M%C3%A1laga!5e0!3m2!1ses!2ses!4v1770107859641!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p>Calle <strong>Fuente de la Man\u00eda 8<\/strong> is located in a residential area of the <strong>Centro district<\/strong>, in the surroundings of <strong>Conde de Ure\u00f1a \/ La Victoria<\/strong>, with a quiet and consolidated profile, typical of hillsides near Gibralfaro: streets with little traffic, urban housing and neighborhood feeling, but with the Historic Center just a hop away for day-to-day life.<\/p>\n\n\n\n<p>As points of interest and life around the <strong>Sanctuary of La Victoria<\/strong> and the <strong>views and walks to Gibralfaro<\/strong>, in addition to the route and enclaves of the <strong>Barrio de la Victoria<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a first degree mortgage on the asset, located at Calle Fuente de la Man\u00eda 8 (M\u00e1laga).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong><strong><strong>Euroval<\/strong><\/strong><\/strong> the current appraisal amounts to \u20ac1,746,668.67. The loan to be made to the developer is <span segoe=\"\" ui=\"\" roboto=\"\" oxygen-sans=\"\" ubuntu=\"\" cantarell=\"\" neue=\"\" sans-serif=\"\" style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, \">\u20ac850,000.00<\/span>, which means a Loan to Value (LTV) over the current appraisal of 48.66%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
