This is the first of two financing phases, which may amount to a total of \u20ac1,650,000.<\/p>\n\n\n\n<p>To date, the developer has contributed its own funds, which, also taking into account the acquisition of the land, amount to <strong>\u20ac1,220,000.00.<\/strong><\/p>\n\n\n\n<p>The investors&#8217; It is located on Rua da Serra de \u00c1gua, a road that connects to the center of Calheta and the marina. <\/p>\n\n\n\n<p>The environment is mainly of recent detached villas, often with swimming pool, oriented to the premium\/luxury segment and highly demanded by foreign buyers due to the mild and sunny climate, south orientation and open views. The area has good road connections (Regional Road and Via Expr\u00e9s), limited public transport and easy parking, although most properties have private parking. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a 1st degree mortgage on the asset located in Arco da Calheta, Funchal, <strong>Madeira<\/strong> Island.<br>According to the appraisal report made by <strong>tinsa<\/strong>, the current appraisal amounts to <strong>\u20ac1,287,000<\/strong> and the HET appraisal amounts to <strong>\u20ac3,000,000.<\/strong> The loan to be made to the developer is \u20ac1,000,000, which implies a Loan to Value (LTV) on Completed Building Assumption (HET) of <strong>55.00%<\/strong> and a LTV 1st disposal of <strong>33.15%<\/strong>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
