In addition, the project has a building permit, which was granted on January 28, 2025. At the commercial level, the project has a <strong>pre-sales level of 58% (7 out of 12). <\/strong>According to the appraisal, the project is <strong>17%<\/strong> complete. <\/p>\n\n\n\n<p>The amount of the <strong>Phase II <\/strong>loan will be <strong>\u20ac1,000,000<\/strong> to continue financing the cost of the works.  <\/p>\n\n\n\n<p>The project will be financed through a <strong>mortgage loan with a 1st degree mortgage guarantee<\/strong>, with an estimated duration of 11 months (+6 months of possible extension).<\/p>\n\n\n\n<p>To date, the <strong>developer has contributed its own funds<\/strong>, which, together with the amounts paid by the buyers, total <strong>\u20ac1,440,859.00.<\/strong> <\/p>\n\n\n\n<p>The exit of <strong>wecity<\/strong> &#8216;s investors is planned with the deeds once the work is 100% completed, the corresponding permits are obtained and delivered to the buyers.<\/p>\n\n\n\n<p>Through <strong>wecity<\/strong> you can participate in a fixed-rate loan operation with an annual interest rate of 11.50% for an estimated term of 11 months (6 months mandatory) with the possibility of an extension of 6 additional months.<\/p>\n\n\n\n<p>The payment of This city offers a wide variety of experiences for both those who visit and those who call it home. <\/p>\n\n\n\n<p>Separated from the hustle and bustle of Porto only by its bridges, Gaia stretches along the south bank of the Douro River, offering its explorers multiple amenities and enchanting landscapes.<\/p>\n\n\n\n<p>Its urban center is located just 10 minutes from the historic center of Porto and a few kilometers from spectacular Atlantic beaches, easily accessible by car or public transport.<\/p>\n\n\n\n<p>In the latest edition of the <em>Bloom Consulting Portugal City Brand Ranking\u00a9<\/em>, Vila Nova de Gaia was positioned as the sixth best city in the country to live, visit or invest, remaining in the top 10 since 2018.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>According to the appraisal report made by <strong>STRUCTURE VALUE<\/strong>, the current appraisal amounts to \u20ac2,828,694. The loan to be made to the developer is \u20ac1,000,000, which together with the \u20ac1,000,000 of Phase I amounts to \u20ac2,000,000. This means a Loan to Value (LTV) on current appraisal of 70.70% and a Loan to Value of 1st disposal of 41.57%. The HET appraisal (Hypothetical finished building) amounts to \u20ac6,396,200, which represents a Loan to Value HET of 31.27%.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
