COOP. MAD,   <\/strong>a company managed by <strong>Co\u00f3ptima,<\/strong> is requesting financing through <strong>wecity<\/strong> for the acquisition of 3,362 Unidades de Aprovechamiento (UAS), which will correspond to 69.7% of the future VPPB A.26.C.S plot in Phase I of the Valdecarros Urbanization Project, in Madrid.<\/p>\n\n\n\n<p>The future plot will have a total area of 1,656m<sup>2<\/sup> and a buildable area of 6,431m<sup>2<\/sup>, where a project of <strong>68 homes <\/strong>with garage, garden, swimming pool and common areas will be developed. At the urban development level, the urbanization works are very advanced, over 90%, and the Reparcelling Project has already been initially approved. In addition, its proximity to schools and large green areas, such as the Parque Lineal del Manzanares, guarantees a balanced environment between nature and urban comfort. <\/p>\n\n\n\n<p>With excellent transport connections and a constantly evolving infrastructure, Valdecarros is a strategic location for those seeking a convenient and well-connected lifestyle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral and appraisal<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset located in the VPPB A.26.C.S plot of the Valdecarros Urbanization Project, in Madrid.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>AT Valor<\/strong>, the current appraisal amounts to \u20ac1,751,618.3 \u20ac. The loan to be made to the developer is <span style=\"font-size: revert; color: initial; font-family: -apple-system, BlinkMacSystemFont, \" segoe=\"\" ui=\"\" roboto=\"\" oxygen-sans=\"\" ubuntu=\"\" cantarell=\"\" neue=\"\" sans-serif=\"\">\u20ac1,450,000<\/span>, which means a Loan to Value (LTV) over the current appraisal of 82.70%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
