In the first phase, the funds were used for the construction work and cancellation of a mortgage debt on the asset, and in this second phase, the funds will be used for the construction work. <\/p>\n\n\n\n<p>The land has a total area of 4,500m<sup>2<\/sup> and a buildable area of 7,012m<sup>2<\/sup> where a development of 57 homes distributed in 9 blocks with swimming pool and common areas will be developed. The developer has the <strong>building permit granted<\/strong>, and the works are currently at <strong>41.37% completion<\/strong>. At the commercial level, the developer has sold <strong>46<\/strong> of 57 homes<strong>(80.7%<\/strong>), and the average selling price of the homes is \u20ac274,000 (\u20ac2,<sup>227\/m2<\/sup>).<\/p>\n\n\n\n<p>The total amount of the loan is <strong>\u20ac4,000,000 in 2 phases<\/strong>. On this occasion, we are going to finance <strong>Phase II of the loan in the amount of \u20ac2,000,000<\/strong>, which will be used for the construction work. The operation will be secured by a <strong>first mortgage guarantee on the asset.<\/strong>  <\/p>\n\n\n\n<p>The remaining <strong>project funds<\/strong> come from the <strong>purchasers in the amount of \u20ac2,709,975<\/strong>. These funds are secured by <strong>surety insurance<\/strong>, so they are insured and to all intents and purposes are project funds. Of this amount, \u20ac2,100,000 has already been invested in the project.  <\/p>\n\n\n\n<p><strong>The repayment of the loan to wecity investors is expected to be made from the sales of the homes.<\/strong><\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 10.50% for an estimated term of 10 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 3 months<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital Dr. Artero Guirao, 222 (San Pedro del Pinatar, Murcia). <\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong>APPRAISAL COMPANY<\/strong><\/strong>the Current Appraisal amounts to \u20ac 6,972,218.79 and the Appraisal in Hypothetical Completed Building (HET) to \u20ac 16,799,119. The loan to be made to the developer in this second phase is 2,000,000.00 \u20ac, this means a Loan to Value (LTV) on current appraisal of 57.37%<strong>,<\/strong> a Loan to Value (LTV) HET of 23.81% and a Loan to Value (LTV) on first disposition of 63.20%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
