In this third phase, the funds will be destined to the payment of the work execution costs. <\/p>\n\n\n\n<p>It is a plot of land with an area of <strong>800 m<sup>2<\/sup><\/strong> on which a luxury villa of 588.15 m<sup>2<\/sup> is being developed. The house will have 5 bedrooms, garden, private pool and sea views. The project has a <strong>building permit<\/strong> and, currently, the works are at <strong>48%.<\/strong> At a commercial level, the property is in the process of commercialization and its selling price is 4.200.000 \u20ac.<\/p>\n\n\n\n<p>The project is being financed through a fixed-rate mortgage loan of \u20ac2,000,000, which will be <strong>secured by a first mortgage guarantee, and a third and final phase of the project will be activated for an amount of \u20ac750,000.<\/strong><\/p>\n\n\n\n<p>To date, the developer has contributed its own funds amounting to <strong>\u20ac794,592.99<\/strong>, which have been used for the acquisition of land and technical expenses for the start of construction.<\/p>\n\n\n\n<p>The exit of wecity investors will occur with the sale and delivery of the property.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated Tei\u00e0 is more than a place to live; it is a haven where nature and tranquility meet, offering a perfect setting for those seeking a balance between modern life and the serenity of the natural environment.   <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset and the building, located in Cam\u00ed a Premi\u00e0 de Dalt, Tei\u00e0, Barcelona.<\/p>\n\n\n\n<p>According to the appraisal report prepared by Sociedad de Tasaci\u00f3n, the current appraisal amounts to \u20ac 1,944,970.91 and the HET appraisal amounts to \u20ac 4,114,475.31 . The loan to be made to the developer is 750,000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 38.56%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 48.61% and a Loan to Value (LTV) on first drawdown of 69.76%. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
