It is authorized by the <strong>CNMV<\/strong> as a Participatory Financing Service Provider, registered in the registry under number 9, with a favorable proposal from the <strong>Bank of Spain<\/strong>. <\/p>\n\n\n\n<p>Investor, before making your investment, please read the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/\" target=\"_blank\" rel=\"noreferrer noopener\">basic information for the investor client<\/a>, as well as the <a href=\"https:\/\/www.wecity.com\/en\/basic-information-for-the-investing-client\/#periodo_reflexi%C3%B3n\">pre-contractual cooling-off period for inexperienced investors <\/a>.  <\/p>\n\n\n\n<p><strong>Skin in the game<\/strong>:  <em>&#8220;In compliance with Article 8.2 of Regulation (EU) 2020\/1503 of the European Parliament and of the Council of October 7, 2020 on European providers of equity financing, we hereby inform you that <a href=\"https:\/\/www.wecity.com\/en\/team\/\" target=\"_blank\" rel=\"noreferrer noopener\">partners, managers and employees of wecity<\/a> may invest in this opportunity. These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> <strong>To finance the VAT<\/strong> corresponding to the acquisition of a plot of land in Los Ahijones, Madrid.<\/li>\n\n\n\n<li><strong>VAT refund pledge<\/strong>: 386,206.59 \u20ac<\/li>\n\n\n\n<li><strong>Term:<\/strong> 9 months (+3 months possible extension).<\/li>\n\n\n\n<li><strong>Required compliance: <\/strong>6 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 10.50% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 7.87%<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Rating<\/strong>: <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">AAA<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Promoter: <\/strong>940,539.50 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>wecity loan<\/strong>: 365.000,00 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 250 \u20ac<\/li>\n\n\n\n<li><strong>Maximum investment:<\/strong> 250 \u20ac during the first half hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The cooperative  <strong>ATLAS NUEVOS DESARROLLOS S. COOP. MAD,   <\/strong>a company managed by <strong>Co\u00f3ptima,<\/strong> requests financing through <strong>wecity<\/strong> for the payment of VAT on the acquisition of plot RMC-11.2 of the Redivision Project of Sector UZPp 02.03 &#8220;Desarrollo del Este &#8211; Los Ahijones&#8221;, in Madrid.<\/p>\n\n\n\n<p>The land has a total area of 635 m2 where a project of <strong>18 dwellings <\/strong>destined to VPPL dwellings will be developed. At the urban planning level, the land is in Stage 2 of urbanization, with the reparcelization project definitively approved. <\/p>\n\n\n\n<p>At the commercial level, the cooperative has already <strong>sold 17 of 18 homes.<\/strong><\/p>\n\n\n\n<p>The project will be financed through a loan of  <strong>365,000 \u20ac to pay the VAT of the total price of the land. The loan will be secured by a pledge of the VAT refund (\u20ac386,206.59) by the AEAT. <\/strong><\/p>\n\n\n\n<p>The land will be acquired through a specific payment schedule, where<strong> the cooperative has already contributed \u20ac121,000<\/strong> (including VAT) as a reservation of the land. In addition, it will contribute \u20ac819,539.50 at the time of signing, making a <strong>total contribution of <\/strong><strong>\u20ac940,539.50<\/strong> for the acquisition of the asset. In addition, there is a third payment in July 2026 for which a resolutory condition has been introduced in writing. Its strategic location allows you to enjoy a quiet environment, ideal for those looking for quality of life, without giving up the proximity of educational, sports and commercial facilities located in the consolidated neighborhoods of the surroundings. <\/p>\n\n\n\n<p>In terms of services and mobility, the project has very convenient access to <strong>major arteries such as the M-45 and the R-3<\/strong>, which facilitates travel to the center of Madrid and other parts of the region. In addition, the area is expected to incorporate bus lines and future public transport connections that will reinforce its communication. At the commercial level, the area has supermarkets, small businesses, restaurants and proximity to shopping centers such as <strong>Las Rosas <\/strong>and <strong>La Gavia Shopping Center<\/strong>, creating a practical, modern and well-connected space.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pledged collateral<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of \u20ac386,206.59.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
