The house will have 3 bedrooms and 3 bathrooms, gym, swimming pool and two porches. The developer has the <strong>building permit granted<\/strong>, and the<strong> works <\/strong>are currently<strong> 36% complete.<\/strong> The developer has not yet started marketing.<\/p>\n\n\n\n<p>The total amount of the loan is <strong>1,025,000 \u20ac in 2 phases that will have a first degree mortgage guarantee<\/strong>, with an annual interest rate of <strong>11% and an ordinary term of 12 months + 6 months of possible extension. <\/strong>In this opportunity, we are going to finance <strong>Phase I of the loan in the amount of \u20ac525,000<\/strong>, which will be used for construction.  <\/p>\n\n\n\n<p>The developer has contributed its own funds amounting to <strong>\u20ac743,687.67<\/strong><strong> <\/strong>to date, which have been used for the acquisition of the land and the progress of the construction work.<\/p>\n\n\n\n<p>The <strong>repayment of the loan<\/strong> to wecity&#8217;s investors is expected to be made upon the sale of the property.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be In terms of commerce, it has supermarkets, pharmacies, cafes and small neighborhood businesses, creating a comfortable, practical and very well connected environment. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage for the construction of a luxury home at Calle de los Hermanos Gasc\u00f3n 1, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong><strong>aesval valuation logic<\/strong><\/strong><\/strong>the Current Appraisal amounts to 1.602.790,45 \u20ac and the Appraisal in Hypothesis of Completed Building (HET) to 2.575.425,01 \u20ac.<strong> <\/strong>\u20ac. The loan to be made to the developer in this first phase is \u20ac525,000, which implies a Loan to Value (LTV) on current appraisal of 32.76%<strong>,<\/strong> a Loan to Value (LTV) HET of 39.80% and a Loan to Value (LTV) on first drawdown of 15.99%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
