The building permit will not be requested until the urbanization works are more advanced. At the commercial level, the developer has not started marketing.   <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac4,750,000, which will be secured by a first degree mortgage guarantee. on 6 of the 7 plots <\/strong>and will have a duration of 12 months (+6 of possible extension). The plot U-ext 5.1 of 6 single-family units will not be mortgaged.<\/p>\n\n\n\n<p>The developer will contribute <strong>equity<\/strong> of <strong>\u20ac1,884,799<\/strong><strong> <\/strong>at the time of signing, which will be used for the acquisition of the asset, of which it has already paid \u20ac870,000.<\/p>\n\n\n\n<p>The exit of <strong>wecity<\/strong> investors is planned with the entry of bank financing.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 12% for an estimated term of 12 months<\/strong> (6 months mandatory) with the possibility of extending for an additional 6 months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d12152.496691779037!2d-4.000864038671686!3d40.40609988672432!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd4190aa79754dd7%3A0xa41ded6cd14ccd9e!2sFuente%20de%20Ca%C3%B1o%20Nuevo!5e0!3m2!1ses!2ses!4v1764062292489!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p><strong>Fuente de Ca\u00f1o Nuevo (Brunete, Madrid)<\/strong> is a quiet residential area, with large plots and a natural environment that offers quality of life and privacy, just a few minutes from the city center.<\/p>\n\n\n\n<p>It has good connections to the M-600, M-501 and M-503, and is close to points of interest such as the <strong>Guadarrama Regional Park<\/strong>, the <strong>Plaza Mayor of Brunete<\/strong>, the <strong>Equestrian Center<\/strong> and the <strong>Municipal Sports Center<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on 6 of the 7 lots to be acquired, located in Sector 5, SR-5 Ensanche Sur, in Brunete (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Tasaciones Hipotecarias S.A.U.<\/strong>, the current ECO appraisal of the 6 mortgageable plots, discounting the urbanization charges pending payment, has a value of \u20ac11,984,907.00. The loan to be made to the developer is 4,750,000.00 \u20ac, which means a Loan to Value (LTV) over the current appraisal of 39.63%<strong>.<\/strong> <\/p>\n\n\n\n<p>Likewise, the current ECO valuation of the 6 mortgageable plots when the development charges are paid will amount to 14,555,379 euros, which will represent a Loan to Value (LTV) of 32.63%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
