These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> <strong>To finance the VAT<\/strong> corresponding to the acquisition of a plot of land in Valdecarros, Madrid.<\/li>\n\n\n\n<li><strong>VAT refund pledge<\/strong>: 1,598,191 \u20ac<\/li>\n\n\n\n<li><strong>Term:<\/strong> 9 months (+3 months possible extension).<\/li>\n\n\n\n<li><strong>Required compliance: <\/strong>6 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 10.50% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 7.87%<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Rating<\/strong>: <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">AAA<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Promoter: <\/strong>4,468,079 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>wecity loan<\/strong>: 1,595,000.00 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 500 \u20ac<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The cooperative  <strong>SIRIO DESARROLLOS DEL ESTE S. COOP. MAD,   <\/strong>a company managed by <strong>Co\u00f3ptima,<\/strong> requests financing through <strong>wecity<\/strong> for the payment of VAT on the acquisition of plot A.4.c.3, &#8220;Desarrollo del Este-Valdecarros&#8221; in Madrid.<\/p>\n\n\n\n<p>The land has a total area of 2,078.66 m2 and a buildable area of 9,002.70<sup>m2<\/sup>, where a project of <strong>95 dwellings <\/strong>will be developed for VPPL housing. At the urban planning level, the land is in the third phase of urbanization, awaiting final approval of the subdivision. <\/p>\n\n\n\n<p>At the commercial level, the cooperative has already <strong>sold 93 out of 95 (97.8%) homes.<\/strong><\/p>\n\n\n\n<p>The project will be financed through a loan of  <strong>1,595,000 \u20ac to pay the VAT of the total price of the land. The loan will be secured by a pledge of the VAT refund (\u20ac1,598,191) by the AEAT. <\/strong><\/p>\n\n\n\n<p>The land will be acquired through a specific payment schedule, where<strong> the cooperative has already contributed \u20ac1,198,259<\/strong> (including VAT) as a reservation of the land. In addition, it will contribute \u20ac3,269,820 at the time of signing, making a <strong>total contribution of <\/strong><strong>\u20ac4,468,079<\/strong> for the acquisition of the asset. In addition, there is a third payment in November 2026 for which a resolutory condition has been introduced in writing. In addition, its proximity to schools and large green areas, such as the Parque Lineal del Manzanares, guarantees a balanced environment between nature and urban comfort. <\/p>\n\n\n\n<p>With excellent transport connections and a constantly evolving infrastructure, Valdecarros is a strategic location for those seeking a convenient and well-connected lifestyle.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pledged collateral<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>\u20ac1,598,191.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
