At the urban planning level, the sector has the definitive approval of the Urbanization and Plotting Projects, and it is estimated that the urbanization works will start at the beginning of 2026. For the time being, the developer does not have a building permit.  <\/p>\n\n\n\n<p>At the commercial level, the developer has not started marketing but expects to do so before the end of the year. The selling price of the VPPB module in Brunete is 2,169 \u20ac\/m2 usable area. <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac1,100,000 <\/strong>with an annual interest rate of <strong>11.5% and an ordinary term of 12 months + 3 months of possible extension, <\/strong>which will be used to pay 20% of the land. Its surroundings combine green areas with new developments, which makes it attractive for real estate projects. <\/p>\n\n\n\n<p>A few minutes away is the <strong>Regional Park of the Middle Course of the Guadarrama River<\/strong>, ideal for outdoor activities. The road communication with Madrid and nearby municipalities is fluid, which adds strategic value to this location. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Parcela M39, SR1, Brunete (Madrid).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong><strong><strong><strong><strong>UVE Valuations<\/strong><\/strong><\/strong><\/strong><\/strong> the current appraisal amounts to 2.454.032,05 \u20ac. The loan to be made to the developer is 1.100.000 \u20ac, this means a Loan to Value (LTV) on the current appraisal of 44,82%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
