At the commercial level, the developer has sold 25 of the 28 homes, which have an approximate price of 315,000 \u20ac.<\/p>\n\n\n\n<p>At the urban planning level, despite the fact that the developer does not own the asset, the seller allowed him to apply for the license and start the works, so the project already <strong>has a building permit<\/strong> and <strong>the works are at 38.73%<\/strong>.<\/p>\n\n\n\n<p>The project will be financed through a <strong>\u20ac1,300,000<\/strong> fixed-rate <strong>mortgage loan<\/strong> that will be <strong>secured by a first mortgage guarantee<\/strong>. The term of the loan will be 12 months (+3 months of possible extension). <\/p>\n\n\n\n<p><strong>The developer has contributed its own funds in the amount of \u20ac550,957.32<\/strong> to date, which have been used for the initial payment of the land, and the buyers have contributed \u20ac1,762,951.64 to date, which have been used for the progress of the work. The remainder of the work will be completed with amounts paid on account by the buyers. <\/p>\n\n\n\n<p>The <strong>repayment of the loan <\/strong>to<strong> <\/strong>wecity investors is foreseen Loan to Value (LTV) over the current appraisal of <strong>31.64%.<\/strong> <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the Fundamental Data Sheet of the investment.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the project credit rating method<\/a> used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
