COOP. MAD,   <\/strong>a company managed by <strong>Act\u00edvitas,<\/strong> is requesting financing through <strong>wecity<\/strong> for the payment of VAT on the acquisition of a plot of land on San Isidro Street, in Valdemoro (Madrid).<\/p>\n\n\n\n<p>The land has a total area of 1,053.48 m2 and a buildable area of 4,017.00<sup>m2<\/sup>, where a project of <strong>50 homes, <\/strong>62 parking spaces, 21 storage rooms, swimming pool and common areas will be developed. It is close to the center of Valdemoro and has stores, schools and areas of daily use. <\/p>\n\n\n\n<p>It also has good connections to the <strong>A-4<\/strong>, the <strong>Valdemoro commuter train<\/strong> station and several bus lines, and is close to areas of interest such as the <strong>Enrique Tierno Galv\u00e1n Park<\/strong>, the <strong>Infanta Elena Hospital<\/strong> and the commercial area of the municipality.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pledged collateral<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>\u20ac546,000.00.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
