The project has a <g id=\"gid_0\">building permit granted<\/g>, and the developer has already started the preliminary works (excavation, cleaning and clearing of the land). At the commercial level, <strong>the developer has 2 sales<\/strong>, and the selling price of each property is 620,000 \u20ac.  <\/p>\n\n\n\n<p>The project will be financed through a <strong>\u20ac600,000 fixed-rate <\/strong>mortgage loan <strong>that will be secured by a first mortgage guarantee <\/strong>for the construction of the housing units. It is an area in demand both for permanent residence and for holiday rental investment, thanks to its balance between calm and proximity to the tourist offer. <\/p>\n\n\n\n<p>A few minutes away are highly valued areas such as Cala Graci\u00f3, Cala Gracioneta and the bay of Sant Antoni, as well as services, restaurants and stores in the city center. Its location offers real estate potential by combining coastal environment, connectivity and seasonal profitability. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Carrer de Ses Margalides, 7, Sant Antoni de Portmany<strong>(Ibiza<\/strong>).<\/p>\n\n\n\n<p>According to the appraisal report by <strong><strong><strong><strong><strong>valum<\/strong><\/strong><\/strong><\/strong><\/strong>1,643,905.79 and the Assumptions of Completed Building (HET) appraisal amounts to \u20ac4,248,212.26. The loan to be made to the developer is 600,000 \u20ac, this means a Loan to Value (LTV) on current appraisal of 36.50%<strong>,<\/strong> a Loan to Value (LTV) HET of 27.89% and a Loan to Value (LTV) on first disposition of 10.58%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
