Coop. And, a company managed by Astoria PM, is requesting financing through <strong>wecity<\/strong> to finance the acquisition and technical costs of a plot of land located at 17 Arcos Street, in Seville. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is a plot with a total area of 153 m<sup>2<\/sup> and a buildable area of 764.65 m<sup>2<\/sup>, where a <strong>building of 5 houses<\/strong> will be developed. Each of the houses will have 3 bedrooms and two bathrooms. The developer has already <strong>been granted<\/strong> the <strong>Building Permit<\/strong>, and has already<strong> sold 4 of the 5 homes<\/strong>, which represents 80% of the development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project will be financed through a <strong>fixed-rate <\/strong>mortgage loan of <strong>710,000 \u20ac with a first mortgage guarantee, <\/strong>where 526,000 \u20ac will be used for the acquisition of the land and the remainder for the payment of technical expenses. It is a medium-high profile location with good quality buildings, both of recent construction and traditional housing, which makes it an attractive area for both permanent residence and real estate investment with high demand stability and revaluation potential. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The immediate surroundings include places of interest such as the Parque de los Pr\u00edncipes, Plaza de Cuba and Avenida de la Rep\u00fablica Argentina, the neighborhood&#8217;s commercial and leisure hubs, as well as its proximity to the Guadalquivir River and the Parque de los Pr\u00edncipes metro station. All this makes for a comfortable urban environment, well communicated and with a high quality of life in Seville. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Arcos 17<strong>(Seville<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to the valuation report carried out by <strong><strong><strong>tinsa<\/strong><\/strong><\/strong> the current appraisal amounts to 1,287,506.19 \u20ac. The loan to be made to the developer is 710,000 \u20ac, which means a Loan to Value (LTV) over the current appraisal of 55.15%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The promoter must justify the use of the funds in each of the applications.
