Coop. And cooperative is seeking financing through <strong>wecity<\/strong> to fund the acquisition and development costs of a plot of land located in the Zeta District of M\u00e1laga.<\/p>\n\n\n\n<p>The plot has a total area of 2,002 m\u00b2 and a buildable area of 5,087 m\u00b2, where a building with 55 VPPL homes will be developed. In terms of urban development, the development works are underway and at a very advanced stage, and the developer has already applied for a building permit.<\/p>\n\n\n\n<p>In commercial terms, 33 of the 55 homes have already been sold, representing 60% of the development.<\/p>\n\n\n\n<p>The project will be financed through a fixed-rate mortgage loan of 1.175.000\u20ac with a first mortgage guarantee, of which 641.000\u20ac will be used to purchase the land and the remainder to pay for development costs. The neighborhood stands out for its sustainable design, with large green areas, bicycle lanes, pedestrian areas and facilities designed for electric mobility.   <\/p>\n\n\n\n<p>Its surroundings include points of interest such as the <strong>Plaza Mayor Shopping Center<\/strong>, the <strong>Andalusia Technology Park (PTA)<\/strong>, the <strong>Malaga-Costa del Sol Airport<\/strong> and fast connections to the <strong>A-7 highway<\/strong> and the <strong>Malaga metro<\/strong> (Palacio de los Deportes stop). A large shopping avenue and leisure areas integrated into the neighborhood itself are also planned. As a whole, Manzana R12 offers an attractive opportunity to access affordable housing in an expanding environment with good prospects for revaluation.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located in Manzana R12 VPO Distrito Zeta<strong>(M\u00e1laga<\/strong>).<\/p>\n\n\n\n<p>According to the appraisal report carried out by <strong><strong><strong>UVE Valuations<\/strong><\/strong><\/strong>the current appraisal amounts to \u20ac2,195,888.70 and the HET appraisal amounts to 13.674.918,25 \u20ac The loan to be made to the developer is 1.175.000 \u20ac, which means a Loan to Value (LTV) on current appraisal of 53,51%, a Loan to Value (LTV) on Completed Building Assumption (HET) of 8,59%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
