These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> To finance the VAT corresponding to the transfer of the option to purchase a plot of land in Los Cerros, Madrid.<\/li>\n\n\n\n<li><strong>VAT refund pledge <\/strong>(912,226.09 \u20ac)  <\/li>\n\n\n\n<li><strong>Current <strong>ECO<sup>2<\/sup> <\/strong>appraisal: <\/strong>9.186.972,58 \u20ac<\/li>\n\n\n\n<li><strong>Term:<\/strong> 9 months (+3 months possible extension).<\/li>\n\n\n\n<li><strong>Required compliance: <\/strong>6 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 10.5% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 7.87%<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Rating<\/strong>: <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">A<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Cooperative: <\/strong>2.000.000 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>Wecity loan<\/strong>: 910.000 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 500 \u20ac<\/li>\n\n\n\n<li><strong>Maximum investment:<\/strong> 500 \u20ac during the first half hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The cooperative <strong>VIVIENDAS PARA EL FUTURO DE LOS CERROS, S.COOP.MAD, a <\/strong>company managed by <strong>V\u00eda Serena,<\/strong> requests financing through <strong>wecity<\/strong> for the payment of part of the VAT corresponding to the price of the assignment of the purchase contract in favor of the cooperative for the future acquisition of a plot of land located in the sector UZPp 02.02 &#8220;Desarrollo del Este-Los Cerros&#8221; in Madrid.<\/p>\n\n\n\n<p>The land has a buildable surface area of 2,830<sup>m2<\/sup>, where a development of <strong>119 VPPL homes <\/strong>will be built with a total buildable area of 10,330 m2. The homes will have 2, 3 and 4 bedrooms, terraces, parking space and storage room. At the commercial level, they already have <strong>68 reservations and 6 blockings of the 119 homes.<\/strong>  <\/p>\n\n\n\n<p>At the urban planning level, the land is in Phase 2 of <strong>urbanization works<\/strong>, and the developer has not yet applied for a building permit.<\/p>\n\n\n\n<p>The project will be financed through a loan in the amount of <strong>\u20ac910,000, which will be secured by a pledge of the total VAT refund of the assignment price (\u20ac912,226.09) by the AEAT.<\/strong> The cooperative will finance the total price of the sale through a debt fund (4,343,933.75 \u20ac), and will contribute 2,000,000 \u20ac for the purchase.<\/p>\n\n\n\n<p>The exit of <strong>wecity&#8217;<\/strong> s investors is foreseen with the VAT refund by the AEAT.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 10.5% for an estimated term of 9 months<\/strong> (6 months mandatory) with the possibility of an extension of 3 additional months at<strong> <\/strong>.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> Vic\u00e1lvaro<\/strong> is a developing residential area located in the east of Madrid, next to the neighborhoods of El Ca\u00f1averal and Valdebernardo. It is well connected to the M-45, the R-3 and the A-3, and has proximity to key areas such as the Parque Forestal de Vic\u00e1lvaro, the La Gavia Shopping Center and the Pol\u00edgono de las Mercedes. A few minutes away are the Vic\u00e1lvaro Metro (L9), the Rey Juan Carlos University and the future urban development of Los Cerros, one of the main expansions in the southeast of Madrid.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>912,226.09 \u20ac<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
