These investments will be made on the same terms as those of other investors without receiving preferential treatment or privileged access to information.&#8221;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The investment<\/h2>\n\n\n\n<div class=\"wp-block-group is-style-border-radius has-background\" style=\"background-color:#f5f7f6\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li><strong>Purpose of the loan:<\/strong> To finance the VAT corresponding to the acquisition of two plots of land located in Los Ahijones, Madrid.<\/li>\n\n\n\n<li><strong>VAT refund pledge <\/strong>(1,115,701.40 \u20ac)  <\/li>\n\n\n\n<li><strong>Current <sup>ECO2<\/sup> appraisal: <\/strong>4.802.021,14 \u20ac<\/li>\n\n\n\n<li><strong>Term:<\/strong> 9 months (+3 months possible extension).<\/li>\n\n\n\n<li><strong>Required compliance: <\/strong>6 months.<\/li>\n\n\n\n<li><strong>Interest rate:<\/strong> 10.5% per annum.<\/li>\n\n\n\n<li><strong>Estimated total return:<\/strong> 7.88%<\/li>\n\n\n\n<li><strong>Interest payment:<\/strong> at maturity.<\/li>\n\n\n\n<li><strong>Rating<\/strong>: <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\">A<\/a><\/li>\n\n\n\n<li><strong>Contributions:<\/strong><ul><li><strong>Cooperative: <\/strong>2,656,545 \u20ac<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>wecity loan<\/strong>: 950,000 \u20ac<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Minimum investment:<\/strong> 500 \u20ac<\/li>\n\n\n\n<li><strong>Maximum investment:<\/strong> 500 \u20ac during the first half hour.<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>The cooperative <strong>ORA LOS AHIJONES, S.COOP, a <\/strong>company managed by <strong>Ora Gesti\u00f3n,<\/strong> is requesting financing through <strong>wecity<\/strong> for the payment of part of the VAT corresponding to the acquisition of plot RMC-26.1 of sector UZPp 02.03 &#8220;Desarrollo del Este &#8211; Los Ahijones&#8221;, in Madrid.<\/p>\n\n\n\n<p>The land has a buildable surface area of 2,851.48m<sup>2<\/sup>, where a project of <strong>63 <\/strong>100m<sup>2<\/sup> <strong>VPPL dwellings <\/strong>will be developed. The homes will have 2 and 3 bedrooms, terrace, parking space and storage room. It is designed to offer a quiet and well-connected life, with quick access to the <strong>M-45, M-50 and R-3<\/strong>, and with future direct connection through the extension of <strong>Metro Line 9.<\/strong> <\/p>\n\n\n\n<p>In its surroundings are places of interest such as the <strong>historic center of Vic\u00e1lvaro<\/strong>, the <strong>Vicalvarada Park<\/strong> and the <strong>Municipal Market<\/strong>, as well as educational and training centers such as the <strong>Fundaci\u00f3n Laboral de la Construcci\u00f3n<\/strong>. Its planned development, together with the progressive arrival of services, stores and leisure areas, make Los Ahijones one of the areas with the greatest residential projection in the southeast of Madrid. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>In this project the guarantee is the refund by the Tax Agency (AEAT) of the amounts paid for VAT, in this case, in the amount of <strong>1,115,701.40 \u20ac<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
