COOP. MAD,   <\/strong>a company managed by <strong>Serprocol,<\/strong> is requesting financing through <strong>wecity<\/strong> for the acquisition of plot 8.15.5 in Los Berrocales, Madrid.<\/p>\n\n\n\n<p>The land has a buildable area of 2,647.94m<sup>2<\/sup>, where a project of <strong>26 VPPL homes <\/strong>of 100m<sup>2<\/sup> will be developed. The homes will have 2 and 3 bedrooms, 2 bathrooms and 2 parking spaces each, and have an average sale price of 350,000 \u20ac (including 2 parking spaces and storage room). At the commercial level, the cooperative has already <strong>formalized 14 membership contracts and 4 reservations<\/strong> for the 26 homes.<\/p>\n\n\n\n<p>At the urban planning level, the land is in the <strong>urbanization<\/strong> phase, and it is expected that the simultaneous urbanization and building works will be authorized between December 2025 and January 2026. The cooperative will begin <strong>processing the license<\/strong> in October of this year via ECU and expects to obtain it in April 2026. <\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>1,825,000 \u20ac, which will be secured by a first mortgage guarantee.<br>  <sup>1<\/sup><br> <\/strong>and will have a term of 9 months (+3 months of possible extension). This loan will be for the first phase of a total loan, which may amount to a maximum of 2,245,000 \u20ac. It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.  <\/p>\n\n\n\n<p>From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time homebuyers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located in <strong>Los Berrocales Sector 3, Parcela RC.8.15.5 <\/strong>(Madrid).<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>GESVALT<\/strong>, the current appraisal of the VPPL plot amounts to 2,302,723.38 \u20ac, taking into account the urban development charges corresponding to the urbanization expenses amounting to 739,808.18 \u20ac, which will be fully assumed by the seller.<\/p>\n\n\n\n<p>Therefore, the <strong>real value of the plot will amount to 3,042,531.56 \u20ac.<\/strong> Taking this into account, the <strong>LTV<\/strong> on the appraisal price of the plot free of development charges is <strong>59.98%.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
