\u20ac.<\/li>\n<\/ul>\n<\/div><\/div>\n\n<p>The developer SOCCAL E VAZ INVEST, LDA requests a <strong>mortgage loan from wecity to<\/strong> finance the acquisition of a plot of land and for the urbanization works of the same.<\/p>\n\n<p>The site is located in <strong>Courela da Cruz (lot 7), Sines<\/strong>, and will be used for the development of <strong>100 homes.<\/strong> The total cost for the acquisition of the land is \u20ac 2,450,000. <\/p>\n\n<p>The amount of the loan requested from wecity may have a maximum amount of <strong>\u20ac3,000,000, which will be distributed in two phases. <\/strong> <\/p>\n\n<p>Phase I of the loan was for \u20ac1,600,000, which together with the \u20ac1,135,000 contributed by the developer was used for the acquisition and acquisition costs of the site.<\/p>\n\n<p>The amount of the <strong>Phase II <\/strong>loan will be <strong>\u20ac1,400,000<\/strong> to undertake the urbanization works of the plot while marketing the homes.<\/p>\n\n<p>Wecity&#8217;s loan will be secured by a <strong>first-ranking mortgage on the plot<\/strong>, which has a current appraisal of <strong>\u20ac5,323,900 <\/strong>, and will also be <strong>secured by an additional first-ranking mortgage<\/strong> on a completed villa for sale in Santa Margarida Serra (Comporta) appraised at <strong>\u20ac3,091,600.<\/strong><\/p>\n\n<p><strong>The repayment of the loan to wecity is expected to be achieved with the pre-sales of the homes in the development or with the sale of the Villa in Comporta.<\/strong><\/p>\n\n<p>Through wecity you can participate in a <strong>fixed-rate loan<\/strong> operation with <strong>an annual interest rate of 12% for an estimated term of 7 months<\/strong> (2 months mandatory) with the possibility of extending for an additional 3 months at<strong> <\/strong>.<\/p>\n\n<p>The payment of interest plus the return of the invested capital southwest of <strong>Portugal<\/strong>, located about 150 km from Lisbon, with an important industrial port that drives its economic growth and real estate attractiveness. Nearby are places of interest such as Vasco da Gama Beach, Sines Castle and the Historic Center, which offer leisure options, heritage and services. The Sines Arts Center and the proximity to the Southwest Alentejo Natural Park also stand out, adding value for both residents and tourism projects.    <\/p>\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located in Courela da Cruz, lot 7<strong>(Sines<\/strong>).<\/p>\n\n<p>According to the appraisal reports prepared under the RICS standard, the current value of the asset located in Sines, with a first rank mortgage guarantee, is <strong>\u20ac5,323,900.<\/strong> The additional guarantee, also first rank, on the villa located in Comporta, has a valuation of <strong><strong>3.091.600 \u20ac<\/strong><\/strong>.<\/p>\n\n<p>The loan to be made to the developer contemplates the following metrics: a Loan to Value (LTV) over current appraisal in the first range of <strong>22.57%<\/strong>, and an LTV over current appraisal considering the first and second ranges of <strong>35.64%<\/strong>.<\/p>\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br\/> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n<p>The promoter must justify the use of the funds in each of the applications.
