The developer has the objective of implementing the use of tourist apartments on the upper floors, maintaining the commercial use on the first floor and mezzanine.   <\/p>\n\n\n\n<p>The project will have 68 tourist apartments, commercial premises and 149 parking spaces distributed over three floors below ground level.<\/p>\n\n\n\n<p>At the urban planning level, the developer has yet to <strong>apply for the implementation of the use for lodging<\/strong>, which will be carried out as soon as the asset is acquired.<\/p>\n\n\n\n<p>The project will be financed through a mortgage loan in the amount of <strong>\u20ac3,250,000 with a first degree mortgage<\/strong><strong>guarantee1<\/strong><strong> <\/strong>and will have a duration of 9 months (+3 months of possible extension).<\/p>\n\n\n\n<p>The developer will contribute equity in the amount of <strong>\u20ac3,134,504.70<\/strong><strong> <\/strong>at the time of signing, which will be used for the acquisition of the asset.<\/p>\n\n\n\n<p>The exit of <strong>wecity<\/strong> investors is planned with the developer&#8217;s own funds.it should be noted that with Bafre we have already done the Madrid &#8211; Live Colmenar project, which <strong>was successfully returned <\/strong>on October 12, 2024.<\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 9 months<\/strong> (3 months mandatory) with a<strong> <\/strong>possibility of extension for an additional 3 months.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Location and surroundings<\/h2>\n\n\n\n<iframe src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3035.186712226399!2d-3.595061150010314!3d40.47113419799254!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0xd422e24bf8dbabd%3A0x840188f2d38a40dd!2sGta.%20de%20la%20Playa%20de%20San%20Lorenzo%2C%208%2C%20Barajas%2C%2028042%20Madrid!5e0!3m2!1ses!2ses!4v1758405397326!5m2!1ses!2ses\" width=\"800\" height=\"600\" style=\"border:0;\" allowfullscreen=\"\" loading=\"lazy\" referrerpolicy=\"no-referrer-when-downgrade\"><\/iframe>\n\n\n\n<p><strong>Glorieta de la Playa de San Lorenzo (Hortaleza, Madrid)<\/strong> is a quiet residential area, with apartments in multi-storey buildings and all kinds of services nearby. It is well connected thanks to the Metro (line 4) and several bus lines, allowing quick access to other parts of the city. <\/p>\n\n\n\n<p>In the surrounding area there are schools, supermarkets, green areas and small stores. Nearby neighborhoods such as <strong>Pinar del Rey, Parque de Santa Mar\u00eda, Ap\u00f3stol Santiago and Canillas<\/strong> offer a similar profile, which makes the area practical for both living and investing in housing. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Gta. de la Playa de San Lorenzo, 8 (Madrid). <\/p>\n\n\n\n<p>According to the appraisal report made by <strong>ATValor<\/strong>, the current appraisal amounts to 6,083,192.74 \u20ac, which means a Loan to Value (LTV) over current appraisal of 53.43%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
