The building permit will be processed by means of a Responsible Declaration, and the estimated selling price of the property is \u20ac 2,000,000. As of today, the developer has not started marketing.  <\/p>\n\n\n\n<p>The project will be financed through a <strong>\u20ac960,000 fixed-rate <\/strong>mortgage loan <strong>secured by a first mortgage guarantee <\/strong>for the acquisition of the asset and its refurbishment. All this provides a balance between quality of life, comfort and appreciation potential, which makes this location of interest to both private buyers and real estate investors. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>1st<\/sup> degree mortgage on the asset, located at Calle Los Tres Hermanos 17, La Heredia <strong> <\/strong>(Benahav\u00eds, Marbella).<\/p>\n\n\n\n<p>According to the appraisal report made by <strong>SOCIEDAD DE TASACIONES<\/strong>, the current appraisal amounts to <strong>1,594,943.03 \u20ac<\/strong>. The loan to be made to the developer is 960,000.00\u20ac. This means a Loan to Value (LTV) on the current appraisal of 60,19%<strong>&nbsp;<\/strong> and a Loan to Value (LTV) on first disposal of 44,52%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
