COOP. MAD. applies for financing through wecity  <\/strong>  for the acquisition of a plot of land located in <strong>Los Berrocales<\/strong>, <strong>Madrid,<\/strong> on which <strong>113 low-income housing units<\/strong> of approximately 100 sq. m. on average will be developed. The total area of the plot is 6,304 m\u00b2 and the buildable area is 12,434 m\u00b2. The project proposes 2 and 3-bedroom homes with common areas, swimming pool and 2 parking spaces per home.  <\/p>\n\n\n\n<p>The average price of the module is approximately \u20ac282,000, and the developer has already <strong>sold 56 homes<\/strong>, of which 38 are already under award contracts and 18 are under reservation contracts of \u20ac3,300.<\/p>\n\n\n\n<p>The land is currently in the development phase, and it is expected that the simultaneous development and building works will be authorized between December 2025 and January 2026. The developer has already initiated the processing of the license in March of this year via ECU. <\/p>\n\n\n\n<p>The project will be financed through a <strong>fixed-rate mortgage loan in the amount of \u20ac5,000,000, which will be secured by a first mortgage guarantee<\/strong> for the acquisition of the land <strong>.<\/strong> The term of the loan will be 12 months + 3 months of possible optional extension. <\/p>\n\n\n\n<p><strong>The developer<\/strong>, through the cooperative members, <strong>will contribute \u20ac3,576,602.76 <\/strong>(30.62% of the required funds) <strong>at the date of purchase of the land <\/strong>.<\/p>\n\n\n\n<p>To complete the funds necessary for the acquisition of the site and all its technical expenses (11,680,861.10 + 1,114,404.83), <strong>the developer (Cooperative) has a loan in the amount of 4,648,663.17. <\/strong> <\/p>\n\n\n\n<p>This other loan held by the Cooperative <strong>will NOT have a<\/strong> <strong>1st degree mortgage <\/strong> <strong>pledge<\/strong> on the land being acquired. These borrowers have only<strong> a 2nd degree mortgage pledge<\/strong> that may or may not be activated (at their option) as of 09\/01\/2026.<\/p>\n\n\n\n<p><strong>The loan repayment to wecity&#8217;s investors is expected to be made through bank financing.<\/strong><\/p>\n\n\n\n<p>Through wecity you can participate in a <strong>fixed rate loan<\/strong> operation with <strong>an annual interest rate of 11% for an estimated term of 12 months<\/strong> (3 months mandatory) with a<strong> <\/strong>possibility of extension for an additional 3 months.<\/p>\n\n\n\n<p>The payment of interest plus the return of the invested capital will be made<strong> at maturity<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The project<\/h2>\n\n\n\n<figure class=\"wp-block-image It is planned as a new residential area with a focus on offering affordable housing, including subsidized housing options. The planning includes ample green spaces, commercial areas and public facilities, which seeks to create a balanced and functional environment.  <\/p>\n\n\n\n<p>From a real estate point of view, Los Berrocales represents an interesting opportunity for both first-time homebuyers and investors, due to the expected growth and future transport connections that will improve mobility in the area.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage collateral<\/h2>\n\n\n\n<p>The loan will be secured by a<sup>first<\/sup> mortgage on the asset, located in Los Berrocales, Madrid.<\/p>\n\n\n\n<p>According to the appraisal report prepared by <strong>Thirsa<\/strong>, the current appraisal amounts to \u20ac12,370,556.73. This represents a Loan to Value (LTV) over the current appraisal of 40.42%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Collateral agent<\/h2>\n\n\n\n<p>The constitution, conservation, management, administration and, if applicable, enforcement of the pledge on behalf of wecity&#8217;s investors shall be carried out by an entity external to wecity.<\/p>\n\n\n\n<p>In this case, the designated Collateral Agent will be the one indicated in the loan agreement.  <\/p>\n\n\n\n<div style=\"height:16px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Rating<\/h2>\n\n\n\n<p>wecity, as a provider of equity financing services and in compliance with Delegated Regulation (EU) 2024\/358 supplementing Regulation (EU) 2020\/1503 of the European Parliament and of the Council, provides a <a href=\"https:\/\/www.wecity.com\/en\/risk-assessment-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">description of the credit rating method<\/a><br> of the projects used to calculate the ratings. If the calculation is based on accounts that have not been audited, this shall be clearly stated in the description of the method. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" style=\"font-size:24px\">Monitoring<\/h2>\n\n\n\n<p>The promoter must justify the use of the funds in each of the applications.
